Watch dew point, not just the forecast
Surface temperature within five degrees of the dew point means condensation forms on the film. That is what turns a good exterior coat into a blotchy one. Morning starts and early-afternoon stops are the safest window most of the year.
Rain-ready products change the math

Salt air and mildew
Within a few miles of the Intracoastal, wash down surfaces before painting and again seasonally after. Mildew is a surface organism: kill it before you coat, or you will simply seal it in.
- Pressure wash, treat mildew, rinse, and let dry fully.
- Prime bare stucco, wood, and any patched areas.
- Two thin coats, always — heavy coats trap moisture.
